Most people ring us because the surface has gone: tarmac cracked, block paving sunk, weeds pushing through the gravel. But the surface is rarely the real problem. What sits underneath it is. Eco Resin Driveways handles driveway groundwork in Kettering so that a new resin finish goes onto a base that will not move. Resin bound in Kettering typically costs £150–£220 per m² all in, covering dig-out, base, edging, surface and clear-up (Rutland Driveways, October 2026). Every job starts with a free survey, where we lay colour samples against your own frontage and tell you honestly whether an overlay will work or the old base has to go. Call 01536 580137 and we will talk it through.

Understanding What Happens Below the Resin

Resin bound is a thin, hard-wearing layer of stone and resin. It is only as stable as the ground beneath it. Driveway groundwork is everything that happens before the stone and resin are mixed: digging out, laying and compacting the base, and deciding where the rainwater goes.

The ground here varies. Around Kettering it ranges from ironstone to clay, and new-build plots are often compacted subsoil under thin topsoil (Rutland Driveways, October 2026). Clay swells and shrinks, and a rushed base on top of it will show up as cracks within a few winters. That is why we look at your soil on the survey rather than quoting from a postcode.

Dig-Out and Disposal

Digging out means removing the old surface and enough of the ground beneath it to build a proper new base. It is for anyone whose tarmac has broken up, whose block paving has dipped, or whose gravel has sunk into soft ground.

We take out the old material, dig to the depth the new layers need, and take the spoil away. Removing and disposing of an old surface typically adds £8–£20 per m² (BestBuilders resin driveway cost guide, 22 August 2026). Where the old base is failing and must be dug out and replaced, the national guide puts the extra at £50–£80 per m² (BestBuilders, 22 August 2026).

The benefit is simple. You are not paying for a new surface that sits on top of old problems. It also lets us set the finished level so water runs away from your house, and so the drive meets your doorstep and garage threshold neatly. Some drives can be overlaid, and we will say so when that is the honest answer. If the base has sunk or is crumbling, an overlay only hides the fault for a season or two.

MOT Type 1 and Porous Base Course

MOT Type 1 is a graded crushed stone that locks together when compacted, giving a firm, load-bearing foundation. Every homeowner having resin laid needs one, whether the drive takes a single hatchback or a van and two cars.

We lay it in layers and compact each one, following the principles in BS 7533 guidance for pavement bases and the resin manufacturer’s installation specification. On top goes a porous base course, an open-textured layer that lets water pass straight through to the ground below. Resin bound is permeable only if what lies beneath it is too, so this layer matters as much as the resin itself.

For you, that means a drive that stays flat, does not hold puddles and does not crack along wheel tracks. It also keeps the drive in line with sustainable drainage (SuDS) thinking, which is the basis for the permitted development rules covered further down. Cheap quotes tend to skimp here, because a thin base looks identical on day one and fails by year three.

Soakaways and ACO Channels

A soakaway is a buried, stone-filled or crate-lined pit that holds rainwater and lets it drain slowly into the ground. An ACO channel is a slim drain set into the surface, usually across the entrance or against the house, that catches water before it runs where it should not.

These suit sloping drives that run towards the garage, clay-heavy plots that drain slowly, and any drive where water needs somewhere to go other than the pavement. A soakaway costs around £850, with smaller systems from £660 and larger driveway soakaways £1,000–£1,200 or more (MyJobQuote, 6 October 2026).

The benefit is a dry, safe drive without puddles at the front door, and no complaints from the neighbours about water running onto their frontage. We decide on drainage during the survey, because it is far cheaper to dig a channel before the resin goes down than to cut one into it afterwards.

Who Needs This Work

  • Owners of cracked tarmac or sunken block paving, especially on older streets with red brick and ironstone frontages.
  • Hanwood Park and other new-build estate owners, where compacted subsoil under thin topsoil needs proper preparation.
  • Anyone with a sloping drive or a damp garage threshold.
  • Homeowners in Corby, Wellingborough, Rothwell, Desborough and Burton Latimer, where we work regularly.
  • Owners of homes in one of Kettering’s 26 conservation areas, including the town centre, Barton Seagrave, Burton Latimer, Geddington and Rothwell (Rutland Driveways, October 2026). Check surface and colour choices with the council first.

Step by Step

  1. Survey. We visit free of charge, probe the existing base, check levels and drainage, and lay colour samples on your frontage.
  2. Marking out and edging. Boundaries are set and edging is fixed in. Block or steel edging costs £30–£60 per linear metre (BestBuilders, 22 August 2026).
  3. Excavation. The old surface and weak ground come out, and the spoil is taken away.
  4. Base build. MOT Type 1 goes down in compacted layers, followed by the porous base course.
  5. Drainage. Soakaway or ACO channel is installed and connected.
  6. Final check. We check levels with water and a straight edge before any resin is mixed.

What You’ll Gain

  • A drive that stays flat and crack-free because the base was built for the soil underneath.
  • Water that drains away instead of pooling at your door.
  • A permeable build that keeps a front drive within permitted development.
  • A surface that looks good against brick and ironstone, without weeds or loose stones.
  • A properly installed resin bound drive on a sound base lasts 15–25 years (BestBuilders, 22 August 2026).

Planning, Dropped Kerbs and Your Rights

No planning permission is needed for a new or replacement drive of any size that uses permeable surfacing, or drains to a lawn or border. Permission is needed to lay more than 5 m² of impermeable surface in a front garden that drains to the road (Planning Portal, 2026). We build the drainage so you stay on the right side of that rule.

If you do not already have a dropped kerb, vehicle crossings are covered by section 184 of the Highways Act 1980, and North Northamptonshire Council deals with applications. It also charges a fee, so ask them for the current figure. Do not drive over the pavement until it is approved and built.

What It Costs and How Long It Takes

Several things move the price: drive size, depth of dig-out, the state of the old base, edging length, drainage and ground conditions. Most Kettering drives are around 30–50 m², which works out at roughly £4,500–£11,000 for resin bound (Rutland Driveways, October 2026). Installers’ prices for the same job can vary by 20–30% in the same area (MyBuilder, 2026), so compare what is actually included, especially the base.

Installer teams typically charge £300–£500 per day for labour (MyJobQuote, 6 October 2026), and a typical resin drive takes 2–5 days (MyJobQuote, 6 October 2026). Late spring or early autumn is usually best, as winter cold and rain can spoil the cure (MyJobQuote, 6 October 2026). UV-stable resin costs £5–£12 per m² extra and stops yellowing (BestBuilders, 22 August 2026), which is worth having on a sunny frontage.

Your Questions Answered

Can resin go over my existing tarmac or concrete?

Sometimes. If the tarmac or concrete is flat, firm, well drained and free of deep cracks, an overlay can work and saves the dig-out cost. If it is crumbling, sunken or holding water, the base must go. We tell you which applies after probing it on the survey, not before.

Do I need a soakaway for my drive?

Not always. If the drive can drain to a lawn or border, or the build is fully permeable on free-draining ground, you may not. On clay, on slopes towards the house, or where there is nowhere else for water to go, a soakaway or ACO channel is sensible. A soakaway costs around £850 (MyJobQuote, 6 October 2026).

Do I need a dropped kerb?

If your drive crosses a pavement or verge and you do not already have a lowered kerb, yes. It falls under section 184 of the Highways Act 1980, and North Northamptonshire Council handles applications and sets the fee. Contact them for the current charge before work begins.

Do I need planning permission for a new drive?

Not if the surface is permeable or drains to a lawn or border. Planning permission is needed for more than 5 m² of impermeable surface in a front garden that drains to the road (Planning Portal, 2026). Our permeable build is designed to keep you within those rules.

How long before I can drive on it?

Resin bound is safe to walk on in 4–6 hours and ready for vehicles in 24–48 hours, depending on temperature (BestBuilders, 22 August 2026). Cold or damp weather can stretch that, so we keep cars off until the resin has properly cured.
